Home Depot customers stick to smaller projects as housing costs stay high

Homeowners are rethinking their renovation plans as skyrocketing property values and stubborn mortgage rates make large scale remodeling too expensive for many. According to recent financial reports from Home Depot, shoppers are shifting their focus toward smaller, more manageable projects rather than major overhauls. This trend helped the retail giant beat expectations for the second quarter, with sales climbing 5.7 percent to reach nearly 48 billion dollars despite a challenging real estate climate.

Chief Financial Officer Richard McPhail noted that the company saw broad based demand driven specifically by these modest upgrades. While fewer people are walking through the doors overall, those who do are spending slightly more per visit, bringing the average ticket price up to about 92 dollars. It appears that while Americans aren’t ready to gut their kitchens or add new wings to their houses, they are still willing to invest in minor repairs and cosmetic refreshes to maintain their current living spaces.

This shift in consumer behavior mirrors a broader stagnation in the housing market where affordability has become a primary hurdle. Data from the National Association of Realtors shows that existing home sales have dipped, while median prices continue to climb upward. With thirty year fixed mortgage rates remaining elevated, many homeowners find themselves locked into low rates or unable to secure affordable financing for massive construction loans, effectively pushing them toward DIY fixes instead of professional contractor work.

Despite the positive revenue numbers and a steady outlook for the remainder of fiscal 2026, the company is not without its struggles. Home Depot recently announced it would be cutting roughly 800 jobs at its Atlanta based support center as part of a wider corporate restructuring effort. Even so, leadership remains optimistic that steady demand for small scale improvements will keep the business growing throughout the year.
